Our Street Smart report focusing on e-commerce trends highlighted the increasing importance of distribution services in Cape Town given the growth of online shopping and the expectations of consumers on same day / last-mile delivery.

The company has made a significant investment into its distribution infrastructure in Cape Town to accommodate demand for this important and growing sector. The impact of location decisions on distribution services 

Our latest Street Smart Industrial report highlights the growing demand among industrial operators for property solutions in the Northern Suburbs of Cape Town, mainly due to accessibility. The recent investment of Laser Logistics into its location in Mill Road Park in the Belville node is a prime example of this trend in action. With dedicated yard space for each unit in the development that is also truck friendly, Mill Road Park by Growthpoint Properties offers two possible access points to the site with great visibility and exposure onto the R300 highway. The R300 has received an additional intersection this year, further improving the area’s desirability among distribution operators. Furthermore, close proximity of the local train station (within 5 minutes walking distance) was also a key factor to consider as part of accommodating staff with the company’s location decision.  

Property requirements unique to the industry 

Having consulted with Martin Reynolds, industrial property broker at Baker Street Properties, Laser Logistics decided on Mill Road Park as a favorable site due to its location and ease of accessibility to all major nodes of Cape Town. Phase three of the development was originally earmarked for 2022-2023, however  Laser Logistics will occupy this entire phase from 1 September 2018 – a testament to the developer’s value proposition and property solution envisaged for the development.  Growthpoint Properties is currently in the process of building a bespoke high-end 5000 square metre distribution facility for Laser Logistics with beneficial occupation commencing as of 1 September 2018. Effective distribution services often require a large yard area, cross-docking and raised platforms, being essential features of the property solution bespoke to requirements of Laser Logistics. 

Room for growth is key 

Our latest industrial report further confirms a renewed sense of optimism among businesses and decision makers, which has seen some industrial operators seeking more flexibility or opportunities to expand in surrounding areas. Following this trend, Laser Logistics invested into Mill Road Park with the long-term property strategy of accommodating flexibility and growth with the development offering enough bulk / future opportunities for expansion. The company has a further 1000 square meters to expand on site. Whereas some operators fail to plan long-term, the property decision of Laser Logistics is a benchmarking in planning long-term and scaling a business at a pace that property decisions can support, as opposed to inhibiting growth.
